Job Position: Junior Quantity Surveyor
Location: Lagos

Job Overview

1. Prepare detailed cost estimates, feasibility studies, and cost plans tailored to the Nigerian construction market.
2. Develop and review Bills of Quantities (BOQ) in line with standard methods of measurement (SMM) and Nigerian practices.
3. Support tender preparation, evaluation, and contractor negotiations.
4. Conduct market surveys for building materials, equipment, and labour rates within Nigeria.
5. Contribute to value engineering to ensure affordability without compromising quality.

Contract Administration & Execution:

1. Track project budgets and ensure costs are in line with approved estimates.
2. Prepare interim valuations, payment certificates, and progress claims for contractors and subcontractors.
3. Evaluate and manage variations, claims, and adjustments to contracts.
4. Liaise with site engineers, contractors, architects, and clients to resolve financial and contractual issues.
5. Maintain detailed documentation of project finances and contract records for accountability and audit purposes.

Post-Contract:

1. Prepare cost and cash-flow reports to support project financial control.
2. Conduct cost analysis and prepare final accounts for completed projects.
3. Support reconciliation of contractor payments at project close-out.
4. Document lessons learned for future project improvements.

Compliance & Quality:

1. Ensure adherence to company policies, construction laws, procurement regulations, and professional standards (NIQS, RICS).
2. Stay updated on government policies and industry regulations affecting construction costs.
3. Support risk assessment and mitigation strategies for project delivery.

Teamwork & Development:

1. Work closely with senior colleagues to deliver quality cost management outputs.
2. Guide junior team members or interns when required.
3. Actively pursue professional development through NIQS workshops and training.

Qualifications & Requirements

1. B.Sc. Degree / HND qualification in Quantity Surveying from a recognised Nigerian university or polytechnic.
2. Experience: 4 – 7 years of professional post-graduate experience within the Nigerian construction industry (real estate, commercial, infrastructure, oil & gas or government projects).
3. Membership or graduate membership of NIQS (Nigerian Institute of Quantity Surveyors) is an added advantage.
4. Strong understanding of local construction contracts.
5. Proficiency in QS software such as Candy, QS Plus, CostX, and strong use of Microsoft Excel.
6. Solid knowledge of Nigerian construction materials, labour pricing, and supply chain challenges.
7. Strong analytical, reporting, and numerical skills.
8. Excellent communication, negotiation, and interpersonal abilities.
9. Ability to work under tight deadlines, handle multiple projects, and manage cost pressures common in Nigerian projects.

2. Accuracy: Strong attention to detail in BOQ preparation and cost analysis.

Salary
N300,000 – N400,000 / Month.
