Job Position: Property Manager

Job Location: Lagos

Job Description

  • We are looking for a property manager with 3 years of experience to join our team. The ideal candidate will be responsible for overseeing the day-to-day operations of our properties, ensuring they are well-maintained.

Job Responsibilities
Property Inspections:

  1. Conduct regular inspections to check for any needed repairs or maintenance.
  2. Ensure all safety equipment and systems are functioning properly.
  3. Maintenance Coordination:
  4. Address any reported maintenance issues promptly.
  5. Schedule and oversee routine maintenance tasks, such as landscaping, pest control, and HVAC servicing.

Vendor Communication:

  1. Coordinate with cleaners, maintenance workers, and other service providers.
  2. Confirm schedules, oversee work quality, and handle any issues.

Inventory Management:

  1. Check and restock essential supplies for property maintenance and guest use.
  2. Track usage and reorder items as necessary to avoid shortages.

Utility Monitoring:

  1. Monitor utility usage and ensure bills are paid on time.
  2. Address any issues with service interruptions or repairs.

Emergency Response:

  1. Be prepared to respond quickly to any urgent property issues or guest emergencies.
  2. Maintain an updated list of contacts for emergency services and repairs.

Guest Support Coordination:

  1. Liaise with the Guest Experience team to address any property-related issues reported by guests.
  2. Ensure any impact on guests is minimised and resolved satisfactorily.

Financial Tracking:

  1. Record and track expenses related to property maintenance and operations.
  2. Ensure all payments to vendors and service providers are processed.

Compliance Checks:

  1. Regularly review and ensure compliance with local safety, zoning, and rental regulations.
  2. Keep documentation and permits up-to-date.

Housekeeping Oversight:

  1. Ensure cleaning is scheduled and completed between guest stays.
  2. Inspect the cleanliness and readiness of properties.

Property Improvement Planning:

  1. Identify opportunities for property upgrades or renovations.
  2. Plan and budget for future property improvements.

Team Coordination:

  1. Communicate daily priorities and tasks to maintenance and operations staff.
  2. Provide guidance and support for any issues encountered.

Record Keeping:

  1. Maintain detailed records of maintenance activities, inspections, and expenses.
  2. Ensure all documentation is organized and accessible for future reference.

Regular Reviews:

  • Weekly Meetings: Hold a team meeting to discuss the week’s performance, upcoming bookings, and any ongoing issues.
